Fee's to landlords

Letting and tenant find service

12% inc VAT of the gross rental for the first year of the tenancy and 9% inc VAT for subsequent years.

  • Marketing of the property

  • Advise on refurbishment of property

  • Introduce tenant (s)

  • Assess tenant suitability

  • Negotiate tenancy terms

  • Prepare tenancy agreement

  • Arrange inventory, Energy performance certificates, floor plans and gas safety certificates as required.

  • Deduct any pre tenancy invoices

  • Collect first months rent and security/holding deposit

  • Provide tenant with method of rent payment

  • Manage transfer of utilities and council tax

  • Post tenancy lettings support service

  • Hold and register tenancy deposit as required

  • Guidance with regards to legal compliance

  • Review rent and negotiate renewals

  • Serve appropriate notices

Management and rent collection (Includes Lettings and tenant find service)

18% inc VAT of the gross rental for the first year of the tenancy and 15% inc VAT for subsequent years. If instructed on a sole agency we will offer a reduction of 3% on the above fees.

  • Collection of rent on a monthly basis

  • Chasing non payment of rent and any shortfalls

  • Court attendance to evict a tenant for non payment of rent if required.

  • Court attendance for possession hearings if required

  • Undertake general periodic inspections of properties as required.

  • Arrange for general repairs and maintenance work as required

  • Handle return of deposit and any disputes

  • Provision of 24 hour emergency telephone line

  • Hold keys throughout the tenancy

  • Preparing periodic statements as required and forward to accountants.

  • Dealing with insurance claims on behalf of the landlord including appointing of loss adjusters.

Additional non optional Fee's

Renewal Fee's – 9% Inc Vat

  • Advice on rent increases

  • Negotiation amendment and updating terms of a further tenancy.

  • This also applies if tenant holds over an existing tenancy

Preparation of Inventory , schedule of condition and check in of the tenant (s).

  • £140-£200 depending on the size and furnishing of the property.

  • Arrangement of a suitable check in/out date and time.

  • Payable to the independent inventory clerk.

  • Tenant to pay for check out.

Holding and protecting a security deposit with My Deposits deposit protection scheme - £36 per annum

Fee's Payable by tenants

Tenancy set up fee £78 inc VAT per tenant

Referencing - Financial credit checks, verify identity , immigration and visa confirmation, obtaining employers / landlords /accountants references etc

Contract negotiation including amending and agreeing terms

Referencing a guarantor if required.

Preparing a deed of assignment for the change of one of the tenants in a joint tenancy. £78 inc VAT. This also includes obtaining relevant references as above.

We do not charge tenants renewal fees.

Inventory check out fee of £120-180 payable to the independent inventory clerk. The inventory clerk will attend the property and undertake an updated schedule of condition, collect keys and take meter readings at the end of the tenancy.

We do not charge tenants for providing a future landlords reference.
